Nitrogen is the nutrient that does the most visible work in your lawn. It is the difference between a thin, pale, struggling yard and a dense, deep-green turf that crowds out weeds and shrugs off foot traffic. It is also the nutrient most easily wasted, most commonly overapplied, and most tightly regulated in South Florida, where sandy soils and an intricate web of canals, lakes, and estuaries make every misapplied pound a potential pollutant.
This guide is built for South Florida homeowners, property managers, and HOA boards who want to get nitrogen right on the grasses we actually grow down here: St. Augustine (Palmetto, Floratam, CitraBlue), Zoysia (Empire, Zeon, CitraZoy), and Bermuda (Celebration, Bimini). We will cover what nitrogen does, how much each grass wants, how to read a fertilizer bag, when you are legally allowed to apply it, and the most common mistakes that turn a fertilizer program into wasted money and green water.
Why Nitrogen Matters More Than Anything Else in the Bag
Every fertilizer bag carries three numbers, like 16-4-8 or 15-0-15. Those are the percentages by weight of nitrogen, phosphorus, and potassium. Nitrogen is listed first because turfgrass uses more of it than any other nutrient, and because it is the primary driver of color, density, and growth.
Inside the plant, nitrogen sits at the center of chlorophyll, the pigment that makes grass green and captures sunlight for photosynthesis. It is also a building block of every protein and enzyme the plant produces, and of the DNA and RNA that drive the rapid cell division happening at the tips of roots, shoots, and the runners that fill in bare ground. When nitrogen runs short, the plant starts dismantling its own chlorophyll to recycle the nitrogen elsewhere, which is exactly why a hungry lawn turns yellow. When nitrogen is plentiful, the lawn grows fast, stays dark, and recovers quickly from damage.
That last point is a double-edged sword, and it is the theme of this entire guide: more nitrogen is not better. Past a certain point, extra nitrogen buys you more mowing, more thatch, more disease, more pests, and more pollution, without buying you a better lawn.
The South Florida Difference
If you moved here from the North or Midwest, throw out your old fertilizer instincts. South Florida changes the math in three ways.
First, the soil. Most of our residential lots sit on sand with very little organic matter and almost no ability to hold nutrients. Soil scientists measure this holding capacity as cation exchange capacity, and ours is low. A rich Midwestern soil can bank nitrogen and hold it against rain; our sand lets it pass straight through toward the aquifer. Many South Florida lots also sit over limestone or shell fill, which pushes soil pH high and creates a separate set of problems we will get to.
Second, the water. Florida is laced with lakes, canals, retention ponds, and wetlands, and most lawns drain into them eventually. Nitrogen that leaves your turf feeds algae blooms, the same blue-green outbreaks that have closed beaches and waterways across the region. This is not an abstract concern; it is the reason our fertilizer laws exist.
Third, the rain. The wet season delivers most of our annual rainfall in concentrated summer downpours, and that timing collides with the season when warm grasses most want to be fed. Nitrogen applied right before a heavy storm is nitrogen washed into the storm drain before the grass can use it. How Much Nitrogen Does Your Grass Actually Want?
Nitrogen needs are expressed in pounds of nitrogen per 1,000 square feet per year, split across several applications. The right number depends heavily on which grass you have, and matching the rate to the species is the single most important decision in your whole program. Here is how the grasses we install stack up.
St. Augustine: Palmetto, Floratam, and CitraBlue
St. Augustine is the dominant lawn grass in South Florida and a relatively heavy nitrogen user. UF/IFAS guidance lands most St. Augustine lawns in the range of roughly 2 to 5 pounds of nitrogen per 1,000 square feet per year for our region, split across the growing season. The cultivar matters within that range. Floratam is the vigorous, sun-loving classic; it grows fast and shows hunger quickly, sitting toward the higher end of the range, though it has no shade tolerance and tends to look worse through winter. Palmetto is a semi-dwarf with better shade and cold tolerance and a slightly more modest appetite. CitraBlue, the newer University of Florida release, grows more slowly and densely with better disease resistance, so it generally performs well at the lower-to-middle end of the range, which means less mowing and less leaching risk. Pushing CitraBlue with Floratam-level nitrogen mostly buys you extra mowing.
Zoysia: Empire, Zeon, and CitraZoy
Zoysia is a moderate nitrogen user, typically wanting somewhat less than St. Augustine, often in the range of 2 to 4 pounds per 1,000 square feet per year in our area. Its dense growth crowds out weeds well when fed correctly, but it is slow to recover from damage, so steady, modest feeding beats heavy spikes. Among the cultivars, Empire is a robust, medium-bladed Zoysia that tolerates a range of soils and feeds comfortably in the middle of that range. Zeon is a fine-bladed, soft, shade-tolerant Zoysia popular on higher-end lawns; it does not need to be pushed hard and looks its best with restrained, consistent nitrogen. CitraZoy, bred for Florida conditions, carries good pest and disease resistance and likewise rewards moderate feeding over heavy applications. Over-fertilizing any Zoysia tends to drive thatch, which the grass is already prone to.
Bermuda: Celebration and Bimini
Bermuda is the hungriest grass we install. Maintained Bermuda turf can want anywhere from roughly 3 to 6 pounds of nitrogen per 1,000 square feet per year, and it responds vigorously, with deficiency showing up fast because of how aggressively it grows. It is a full-sun grass with excellent wear and drought tolerance, which is why it shows up on athletic fields and high-traffic commercial properties; see our Bermuda sod overview for more.
Celebration is a dark blue-green hybrid Bermuda with strong drought tolerance and aggressive recovery, which makes its higher nitrogen appetite worthwhile on lawns and fields that take a beating. Bimini is a fine-bladed hybrid with excellent density and rapid lateral spread; that vigorous growth depends on a steady nitrogen supply, but because Bermuda spreads so aggressively, it also fills bare areas on its own once fed and watered properly. The flip side is real: Bermuda’s appetite means more frequent mowing and a higher risk of leaching if you feed it carelessly in the rainy season.
A Note on Property Managers and Mixed Turf
If you manage multiple properties or a large HOA community, you almost certainly have more than one grass type and more than one sun exposure across the portfolio. Resist the urge to run one blanket rate across everything. The Bermuda entrance strip and the shaded Zeon courtyard have very different needs, and feeding them identically guarantees you are overfeeding one and starving the other.
Reading the Fertilizer Label Without Getting Fooled
Once you know your target rate, the label tells you how much product to spread. The math is simple. To apply 1 pound of nitrogen per 1,000 square feet using a 16-4-8 fertilizer, divide your target by the nitrogen percentage and multiply by 100: (1 divided by 16) times 100 equals about 6.25 pounds of product per 1,000 square feet.
But the percentage is only half the story. The form of nitrogen matters just as much, and this is where most homeowners get fooled.
Quick-release (water-soluble) nitrogen such as urea or ammonium sulfate is available to the plant immediately. You get a fast green-up, but in our sand and rain it is also the form most easily lost to leaching, runoff, and, on hot dry days, evaporation as ammonia gas. A big dose of soluble nitrogen on a South Florida lawn in June is close to throwing money at the storm drain.
Slow-release (water-insoluble) nitrogen such as sulfur-coated urea, polymer-coated urea, or natural organics releases gradually over weeks, feeding the grass steadily and staying in the root zone long enough to be used. Florida law requires fertilizers sold for urban turf in most counties to contain at least 50 percent slow-release nitrogen, precisely because the soluble form is so easily lost here. Look for the slow-release percentage on the guaranteed analysis panel, and favor products in the 50 to 80 percent slow-release range for our conditions.
One more label habit worth building: in much of South Florida, soils already test high in phosphorus (the middle number), so a 15-0-15 with zero phosphate is often the right choice, and applying phosphorus you do not need is both wasteful and, near water, restricted. A soil test tells you for sure, which brings us to a recurring theme.
Timing: The Hardest Part in South Florida
Knowing how much to apply is straightforward. Knowing when is where South Florida gets genuinely tricky, because the answer is tangled up with both the growing season and the law.
Feed During Active Growth
Warm-season grasses should be fed only when they are actively growing. In South Florida that window is long, roughly spring through early fall, but it is not infinite. Always split your annual nitrogen into several smaller applications rather than one or two big ones. Smaller, more frequent doses keep color and growth steady and sharply reduce the odds that any single application gets washed away.
Respect the Summer Fertilizer Blackout
This is the part South Florida property owners cannot afford to ignore. Many counties and municipalities have adopted summer fertilizer blackout ordinances that prohibit applying nitrogen and phosphorus during the rainy season, commonly June 1 through September 30. The logic is direct: that is when heavy rain is most likely to wash fresh fertilizer into waterways before the grass can take it up.
The exact dates and rules vary by jurisdiction, so confirm what applies to your specific property before you spread anything in summer. During a blackout, iron-based products are typically still permitted and are an excellent way to maintain deep green color without the nitrogen surge, since iron greens the grass without forcing the flush of growth that nitrogen drives.
Watch the Forecast and the Water’s Edge
Even outside a blackout, do not fertilize when heavy rain (more than about half an inch) is forecast within 24 hours. And regardless of season, keep nitrogen at least 10 feet away from any lake, pond, canal, or wetland edge, which is required in most South Florida jurisdictions. After applying, sweep any granules off driveways, sidewalks, and curbs immediately, because anything left on a hard surface goes straight to a storm drain.
Diagnosing Nitrogen Problems: It Is Not Always Nitrogen
A yellow lawn is the classic cry for nitrogen, but yellowing has several causes, and treating the wrong one wastes money and can make things worse. Before you reach for the spreader, rule out the impostors.
True nitrogen deficiency shows as a uniform yellowing of the whole leaf blade, appearing first on the older, lower leaves, along with slow growth and thinning turf. This is because the plant pulls nitrogen out of old tissue to feed new growth.
Iron deficiency, extremely common on our alkaline limestone-influenced soils, looks different: it yellows the youngest leaves first, with yellowing between the veins while the veins themselves stay green. Dumping nitrogen on an iron problem does nothing useful.
Nutrient lockout is the sneakiest. The nitrogen may already be in the soil, but the grass cannot use it because soil pH is out of range. Our soils trend either acidic (natural sand) or alkaline (limestone and shell fill), and both extremes impair nitrogen uptake and the soil microbes that convert it into usable forms. Disease and pests also mimic hunger. Fungal outbreaks and chinch bug damage both produce yellowing and thinning that an inexperienced eye reads as a fertilizer problem. Adding nitrogen to a fungal lawn actively feeds the disease.
The takeaway: a soil test is the cheapest, smartest first step in any nitrogen program, and it pays for itself by preventing expensive misdiagnoses.
The Cost of Too Much: Why Restraint Pays Off
Overfeeding is at least as common as underfeeding in South Florida, and it carries a real bill.
Excess nitrogen drives a flush of soft, lush growth that does several bad things at once. It builds thatch faster than the lawn can break it down, especially on St. Augustine and Zoysia, creating a spongy layer that harbors disease and blocks water. That same soft growth is exactly what fungal pathogens like large patch and gray leaf spot thrive on, and it draws pests like chinch bugs and sod webworms, which prefer rich, fast-growing turf. It forces more frequent mowing, and a lawn growing that fast scalps easily if you miss a cut. And of course, the nitrogen that washes off your overfed lawn is the nitrogen feeding the algae in the canal behind your house.

Organic, Synthetic, and the Sensible Middle
Synthetic nitrogen, especially modern polymer-coated slow-release products, offers precision, low cost, and a controlled release that matches plant uptake closely. It is easy to calibrate and well understood.
Organic nitrogen sources such as compost and natural meals feed the soil as well as the plant, building the organic matter and microbial life our sandy soils desperately lack. The tradeoff is lower nutrient concentration, less predictable release, and higher cost per pound of nitrogen.
For most South Florida lawns, the sensible approach is a hybrid: use a predominantly slow-release product as your primary nitrogen source, and build soil over time with periodic compost top-dressing and amendments like humic acid, which improves nutrient availability in sand. You get the precision of synthetic feeding with the long-term soil-building of organic inputs.
Nitrogen, Mowing, and Irrigation Work Together
Nitrogen does not act alone. How you mow and water determines how efficiently the grass uses what you apply. Mowing at the correct height for your grass keeps the canopy dense, shades the soil, and supports the deeper roots that capture nitrogen before it leaches; our guide to recommended mowing heights has the species-by-species numbers. On the water side, deep and infrequent irrigation pushes roots downward and keeps nitrogen in the root zone, while daily light watering encourages shallow roots and flushes nitrate past them. Apply roughly a quarter inch of water after fertilizing to move granules into the soil, unless rain is already on the way.
Putting It All Together
Feeding a South Florida lawn well comes down to a handful of disciplined habits. Know your grass and match the rate to it, feeding Bermuda like Celebration or Bimini more generously than a shaded Zeon or a slow, dense CitraBlue. Choose slow-release products with a high slow-release percentage. Split the annual total into several light applications during active growth. Respect your county’s summer blackout, the 10-foot water buffer, and the rain forecast. Test your soil before assuming a yellow lawn is hungry, because it may be an iron, pH, fungus, or pest problem instead. And resist the deep-rooted instinct that more is better, because in our soils and waters, restraint produces both a healthier lawn and a cleaner watershed.
